2. Acting on the real estate seller’s side, we are obliged to inform potential buyers only about that price which is coordinated with the Client.
3. We are obliged to transfer to the parties the offer and the counteroffer as maximum fast as possible and absolutely objectively down to the moment of closing of the transaction with the real estate.
4. in accordance with interest of all participants of the transaction we should:
to report to the Client about process of preparation for the transaction and its carrying out;
to prepare the documents accompanying the transaction and necessary for its fulfillment;
to state positions of these documents by precise and clear language, fully and unequivocally to reflect in documents the achieved arrangements, obligations of the parties and additional conditions of the transaction;
to explain the Client legal consequences of the obligations which are taken up by participants of the transaction;
after signing the multilateral legal document to give out to each participant of the transaction a copy of this document.
5. We can only with Client's knowledge and by approbation to do:
to represent interests more than one party of the transaction;
to receive payment of the services more than from one party;
to get other property interests in the transaction.
. We do not hide from the Client of the facts concerning objects of the real estate, the transaction or the rights of its participants.
7. We place announcements about sale of the real estate only with the consent of the Client who is the seller of this real estate.
8. We do not use the confidential information about the Client to own advantage or for the benefit of the third party.
9. We can inform the confidential information about the Client to the third parties only in the following cases:
by official inquiry of the authorized bodies or under the court decision;
for prevention of illegal actions on the part of the Client;
being protected from accusation of illegal behavior.
10. Entering into negotiations with the purpose to conclude the contract on representation of interests of the Client, we should inform him about our rules of cooperation with other real estate agencies and about our duties to other participants of the transaction.
11. We inform the Client about all circumstances which is known to us and about the facts concerning to this transaction and capable subsequently to lead to a recognition of this transaction as an invalid.
